Pre & Post Construction Condition Surveys

In granting resource consent for civil works (such as stormwater drainage improvements or widening of state highways), Council typically require the contractor to ask the owners of adjacent properties if they would like an independent condition survey of their property before any civil work is started and again after the work is completed, to identify any damage arising from the works.

Albany Tennis Park

The client wanted to understand the life expectancy and maintenance requirements of the buildings, external courts and associated infrastructure at the tennis park to help them proactively manage the maintenance and facilitate prudent financial planning to be able to fund the forecast works when they are needed.

The Guardian

Some of the units on level 7 were experiencing water ingress due to leaking membranes to the balconies of some of the units on level 8. The Body Corporate wanted to complete the membrane refurbishment works with the least amount of disruption to the residents who remained in occupation during the works and the shortest period the residents of the level 8 units would need to vacate their units.

Body Corporate Long-Term Maintenance Plans

To ensure compliance with the Unit Titles Act 2011 and the Unit Titles (Strengthening Body Corporate Governance and Other Matters) Amendment Act 2022, all bodies corporate need to have and regularly review a long-term maintenance plan (LTMP). Furthermore, a body corporate with greater than 10 units, must have a LTMP forecasting maintenance for the next 30 years.

The Richmond

The building was around 20 years old, and the Body Corporate was aware of some isolated areas of external moisture ingress through the original fibre cement external cladding. The Body Corporate owners wanted to take the opportunity to modernise the external appearance whist replacing the direct fixed cladding with new, low maintenance cladding on a cavity.
